7 Signs It’s Time to Replace Your Roof

Your roof is one of the most important components of your home, protecting you and your belongings from the elements day in and day out. But like everything else, roofs don't last forever.

Watching out for these signs, it’s time to replace your roof—including cracked or curled shingles, water leaks, discoloration, rust, and more—can save you from costly water damage, structural issues, and emergency repairs down the line.

1. Curling or Cracked Shingles

One of the most visible signs it’s time to replace your roof is the state of your shingles. When shingles start to curl at the edges, cup in the middle, or crack in general, they're losing their ability to protect your home. This typically happens when shingles are past their prime or have been exposed to excessive heat and moisture cycles.

Curled shingles are particularly vulnerable to wind damage and allow water to seep underneath, which can lead to rot in the underlayment and decking. This can especially be detrimental in Indiana’s stormy weather. If you notice widespread curling across your roof rather than just a few isolated shingles, roof replacement is likely your best option.

Likewise, cracks in your shingles can lead to extensive damage. These cracks often develop from wind damage, physical impact, or simple aging as the shingles become brittle over time. When you start seeing cracked shingles in multiple areas of your roof, it's often a sign that the entire roofing system is nearing the end of its useful life.

2. Bald Spots on Shingles

The surface of your shingles also plays a role in your roof’s effectiveness. Asphalt shingles are coated with granules that protect them from UV rays and weather damage. As shingles age, these granules start to fall off, leaving bald or smooth patches behind. You might notice an excessive amount of granules collecting in your gutters or at the bottom of downspouts.

Once shingles lose their protective granule coating, they deteriorate much more rapidly. If large sections of your roof are showing significant granule loss, it's time to start planning for a roof replacement.

3. Discoloration or Dark Streaks on Roof

Dark streaks running down your roof can indicate underlying problems. While some discoloration is caused by algae growth (which is primarily cosmetic), other types of staining suggest moisture retention or deteriorating shingles. Uneven coloring across your roof can also mean that different areas are aging at different rates, which often points to inconsistent installation or ventilation issues.

4. Moss Growth

Occasionally, discoloration is actually caused by moss and other plant matter growing on your roof. These organisms retain moisture against the shingles, causing them to deteriorate prematurely. Moss is particularly problematic because its roots can work their way under shingles, lifting them and creating pathways for water intrusion.

While small patches can sometimes be cleaned, extensive growth that keeps returning despite treatment often means the shingles are too damaged to effectively resist these organisms anymore—or anything else Indiana weather decides to throw at you. At this point, a roof replacement may be your only option.

5. Water Leaks Inside

If you're seeing water stains on your ceilings or walls, or worse, experiencing active dripping, your roof has already failed in its primary job. While a single leak might be repairable if caught early, multiple leaks or recurring problems in the same area typically indicate your roof is failing.

6. Rusted Gutters & Flashing

Gutters and flashing are essential for directing water away from your roof. When these metal components are heavily rusted, it’s often a sign your roofing system has been exposed to prolonged moisture and may be nearing the end of its lifespan.

Rusted flashing can no longer create watertight seals, allowing water to seep beneath shingles and cause hidden damage. While minor rust can sometimes be repaired, widespread corrosion is often a warning sign that your roof is aging and may need a full replacement before bigger issues develop.

7. Your Roof’s Age

Sometimes the simplest sign is also the most reliable. While different roofing materials have a variety of lifespans, most asphalt shingle roofs last between 20 and 30 years, and premium materials like metal, tile, or slate can last 40 years or more.

If your roof is approaching or has exceeded its expected lifespan, it's wise to have it inspected even if you haven't noticed obvious problems. Proactively replacing an aging roof lets you plan the project on your timeline and budget rather than dealing with an emergency situation.
